We began assisting Imperial Oil with various acquisitions and divestments throughout southern Ontario in 1984. Following Imperial’s acquisition of Texaco Canada (and its affiliates) in 1989, we were involved in the valuation of a multitude of gas bar/ gas station sites and ancillary properties that were mandated for divestment (as operating sites, via the Competition Act). Concurrently, we were called upon to prepare valuations of sites for new development (both greenfields locations in growth areas of the GTA, and lands adjacent to existing operating sites that were needed for the viability of redevelopment as such).
TOROMONT INDUSTRIES/ BATTLEFIELD EQUIPMENT RENTALS

Toromont Industries is a publicly traded company with various affiliated businesses. Toromont Cat is one of the world’s largest Caterpillar dealerships by revenue and geographic territory, now with a network of 36 branches in Ontario, Manitoba, Newfoundland and selected regions of Labrador and Nunavut. Following Toromont’s acquisition of Battlefield Equipment Rentals in the late 1990’s we provided appraisal and consulting services in connection with the rapid expansion of that franchise at the following locations and others in southern Ontario:

We also conducted valuations for Toromont with respect to its Cat service centres at Vaughan Centre (including head offices), Stoney Creek and Cambridge, and of longer term development acreage in Halton Hills. We facilitated appraisals by another (local) firm in connection with Toromont’s acquisition of Powell Equipment, the Cat dealership for Manitoba.

BORDEN LADNER GERVAIS (BLG)

BLG is a prominent national law firm. Through its Toronto offices we have worked with its Expropriation Law Group to assist various Expropriation Authorities and Owners in providing support appraisals of affected properties to assist in the determination of total compensation in such matters.

Our involvement calls for the early identification of any potential conflicts of interest and of the need for a consistent balanced approach to valuations.

PEEL REGION

We have been called upon by Peel Region to conduct appraisals for property acquisitions for infrastructure works (partial and buy-outs) in many cases, and for site divestments in others. Notably, we prepared negotiation appraisals for the Hanlan Feedermain (major trunk watermain) project through Mississauga, with a time-sensitive delivery schedule.

Additionally, Highest and Best Use analysis and related valuations were conducted in the course of the Region (in conjunction with Credit Valley Conservation) securing land (including water lots) for the revitalization and redevelopment of the area and waterfront in proximity to the former coal-fired Lakeview Generating Station site of Ontario Power Generation (OPG). The extended exercise also involved the scrutiny on the Ministry of Natural Resources (MNR).

GREATER TORONTO AIRPORTS AUTHORITY (GTAA)

We have been retained by the Greater Toronto Airports Authority (GTAA) on a number of occasions with respect to the valuation of lands at, and in proximity to, Pearson International Airport in Missisauga (YYZ).

Appraisal projects have included an Air Canada ground lease renewal and the acquisition of a large acreage formerly held by Boeing Canada, amongst other matters.

Before the establishment of the GTAA in December of 1996 we were retained on many occassions by Public Works Canada to prepare such valuations on various lands related to the Pearson operations.
